HOUSE SOFT WASH: Oxidation is sometimes found (white chalky substance) on the surface of your vinyl siding and trim and will appear faded. This is a natural process that happens when the polyvinyl chloride (PVC) material is exposed to oxygen and other natural elements as well as dirt and grime build-up. We are not responsible for pre-existing oxidation. Removal requires agitating the surface with a hard-bristled brush and specialized chemicals and is a separate service.

We are also not responsible for any pre-existing damaged door and window seals. Please ensure all windows and doors are closed prior to cleaning.

ROOF SOFT WASH: Rinsing the roof will depend on whether or not the house has a gutter system to collect any excess runoff from cleaning solution. If there is no gutter system then we will rinse the roof to help protect surrounding vegetation by diluting the solution. With gutter systems we are able to easily capture any runoff from cleaning solution making the work order easier and more efficient. Roof wash prices are subject to an increase based on gutter system, level of organic growth on roof surface, and height/complexity of roof design. Roof washes also require a stronger concentration of cleaning solutions resulting in a higher cost of service.

CONCRETE SURFACE CLEANING: Grease, Rust, and Red Clay stains require separate chemicals and are separate services entirely. Most of the time our surface cleaner can lift up light to medium stains, but there are times that require a specialized cleaning procedure. If you have some trouble areas, just let us know and we can add those services on to our standard concrete cleaning!

GUTTER CLEANING: Our gutter cleaning service includes the removal of debris from gutters and downspouts to ensure proper water flow. While we take great care to perform the work safely and effectively, we are not responsible for pre-existing damage or structural issues identified during the cleaning process.

WINDOW CLEANING: Our exterior window cleaning service includes the removal of dirt, grime, and debris from accessible exterior glass surfaces. We use filtered water technology to deliver spotless, streak-free results. By utilizing purified water, we eliminate impurities and minerals that can cause streaking or residue, ensuring your windows stay crystal clear longer. We take every precaution to protect your property; however, we are not liable for damage caused by pre-existing conditions such as loose or damaged windows, seals, or frames. We are not liable if a window is left partially open and water enters the home.

BUG & PEST CONTROL: Pest control services are subcontracted out to our partners with Carolina Coastal Pest. Ludify Home Services will assist with scheduling, communications, and customer service. Technical and service-related questions will be referred to Carolina Coastal Pest.

HOME INSPECTIONS: Our home inspection service provides a thorough evaluation of the property, including its foundation, roof (visible areas), HVAC, electrical, and plumbing systems. A detailed report will be prepared outlining our findings and recommendations for repair or maintenance. While we strive for accuracy, the inspection is non-invasive and based on visible and accessible areas; we cannot guarantee the identification of hidden issues or future problems. We are not liable for any damages or missed findings, as the inspection is an assessment and not a warranty or guarantee of the property's condition.

PAYMENT: All services performed under a subscription package are paid for via monthly subscription payment. All additional "add-on" services performed are to be paid immediately upon service completion.
